A record for the right stage of the tenancy
Your visitWhat we arrange
Inventory, check-in or check-outWe confirm which record you need and when the property should be inspected. An inventory, a check-in and a check-out appointment have different purposes within a tenancy. Tell us the stage you are arranging so we can discuss the visit and report that meet that request.
Furnished and unfurnished homesWe ask about the rooms, fixtures and contents to be documented. A furnished property includes the listed furniture and other contents, while an unfurnished home still has its rooms and fittings to record. Give the room layout as well as the bedroom count when requesting a quotation.
Entry and attendanceWe arrange who will let us into the property and discuss any tenant or agent attendance needed. Let us know the handover date and any period when rooms cannot be opened. We confirm the appointment after agreeing how the inspection can take place.
The report you receiveWe document the agreed property areas and listed contents in the report. Format, delivery and any additional information are confirmed with you before booking. Cleaning, repairs and further attendance are separate tasks, so please mention these if you need them considered alongside the inspection.

How we complete the inspection record
Part of the workWhat we do
Confirm the tenancy stageWe check the inventory, check-in or check-out appointment being arranged and the property details supplied. The stage determines which report you have requested. Tell us about the handover date and any existing records you want discussed so these can be considered when confirming the appointment.
Go through the property layoutWe identify the rooms, fixtures and listed contents included in the inspection. A separate dining room, study or additional bathroom adds detail beyond the bedroom count. We also establish which areas can be opened on the day and discuss any rooms or storage that will remain closed.
Check the furnished statusWe confirm which furniture and other listed contents will be present for recording. Let us know about items being removed or delivered around the appointment. This helps the visit relate to the property being handed over and the contents you have asked us to document.
Inspect rooms and fixturesWe inspect the included rooms and fixtures and record them for the report. We work through the areas listed for the property, documenting the rooms and fittings included at the tenancy stage booked. Point out any particular room or fitting you need recorded before the appointment so it can be discussed.
Record the listed contentsWe inspect and document the contents included for a furnished property. The item list and room arrangement help identify what is being recorded at that tenancy stage. Tell us if contents belong to someone else and will be removed, so the appointment details can be kept up to date.
Explain areas that could not be inspectedIf a locked room or unavailable area prevents part of the inspection, we discuss it with you. We identify the area involved and explain any need for additional attendance. Opening arrangements are checked beforehand to help the booked visit cover the rooms you have requested.
Prepare the agreed reportWe complete the inventory or inspection record for the tenancy stage booked. We use the reporting format and delivery arrangements agreed with you. You can ask about a particular room or listed item, with supplementary information and any additional visit discussed separately before it is added.

ARRANGING AN INSPECTION

The property details for your quotation.

What to share before the inspection
Before the visitInformation we need
Tenancy stage and dateTell us whether you need an inventory, check-in or check-out inspection and give the preferred appointment date. Include the property size, furnished status and handover timing. We discuss these together so the inspection and report are arranged for the right point in the tenancy.
Room layout and recordsGive the room list, including extra bathrooms, a study or separate living areas, and describe the contents to be recorded. If you have property photographs or other information useful to the enquiry, share them when discussing the visit. The booked inspection is still needed to prepare the record.
Keys and locked areasWe agree who will open the main entrance and any locked rooms needed for the appointment. Mention fobs, communal doors and a separate entrance if relevant. If an agent or tenant will attend, confirm the arrangement with them and give us a contact for questions on the day.
Handover timingLet us know any time linked to key collection, tenant arrival or returning possession of the property. We check availability before confirming the inspection. If another person needs to attend, agree the appointment with them after confirmation so the property can be opened as arranged.
Changes to furniture or roomsTell us before the visit if furniture is removed, contents are added or a room becomes unavailable. We can discuss whether the inspection details or price need updating. Changes to the requested report, delivery or additional attendance are also agreed with you before further work is added.

Your propertyThe record to arrange
An unfurnished rental homeWe inspect and document the included rooms and fixtures for the inventory or tenancy inspection you request. Give the full room layout and the date the home will be available, including any locked areas. We agree the report format and delivery so you know which record will be prepared after the visit.
A furnished propertyWe discuss the rooms, furniture and listed contents to be inspected, along with the stage of the tenancy. Tell us what will remain in the home at handover and whether any pieces will be delivered or removed beforehand. We confirm the property details and reporting with the quotation before the appointment is booked.
A check-in or check-out dateWe can discuss an inspection arranged around the tenancy handover, subject to availability. Explain when the keys can be collected, who needs to attend and when each room can be opened. We agree the appointment and report arrangements in advance, with extra attendance or supplementary work priced separately where needed.

SERVICE QUESTIONS

Questions about inventory clerks.

Questions about inventory appointments
QuestionAnswer
Which type of inspection should I request?Tell us whether you need an inventory, check-in or check-out record and where you are in the tenancy. We discuss the purpose and appointment date with you, then confirm which inspection and report are included before booking.
Do you inspect unfurnished properties?Yes, we can discuss an inventory or inspection for an unfurnished home. We still need the room layout and the fixtures to be recorded. If some contents will remain, list them as well so the quotation reflects the property you are handing over.
Can an agent provide the keys?We can agree entry with an agent or another nominated keyholder. Confirm that they can attend or provide the necessary keys and fobs at the agreed time. Tell us about locked rooms so the areas included can be inspected.
How will the report be delivered? We agree the report format and delivery arrangements before the appointment. Let us know any requirement when you enquire. Supplementary information or another attendance should also be discussed in advance, so you know what is included with the inspection price.
What details are needed for a quotation?Send the property size, full room list, furnished status and tenancy stage, together with your preferred inspection date. Include additional contents to be recorded and any handover timing. We can then discuss the visit, report and total for your booking.
Does the appointment include cleaning? No. Property cleaning is a separate service from inspecting and preparing an inventory record. Tell us if cleaning or repairs are being arranged around the inspection, so the dates can be discussed. Extra attendance and reporting requirements are agreed separately before booking.
